Mapping the West Loop’s Development Boom

Pay a visit to the West Loop and you’ll quickly notice a flurry of developments underway. Our friends at Curbed Chicago mapped out the latest projects now happening (or proposed) in Chicago’s West Loop. Major fixtures in the neighborhood include tech tenants, like Google, and fast food giant, McDonald’s (coming in 2018). From corporate offices, hotels, restaurants, residential buildings and beyond, the West Loop is booming and becoming one of the hottest neighborhoods in Chicago.

 

Here’s a look at what’s happening in the West Loop, as of July 2017:

 

845 W. Madison

Status: Proposed
“Large sites typically spawn large developments and that is certainly the case when it comes to the redevelopment of the former H2O+ facility at 845 W. Madison. Spanning an entire block, the proposed project from the John Buck Company and GREC hopes to deliver 586 units spread across two 17-story towers and street-fronting townhouses designed to hide the development’s parking garage. The project was first presented to neighbors at 627 units but has since been downsized.”

Status: Under Construction
“Potentially the West Loop’s biggest catalyst for change, the future corporate headquarters of McDonald’s has been fast-tracked by the city of Chicago. Replacing Oprah’s former Harpo Studios, the 600,000-square-foot facility from developer Sterling Bay and architect Gensler was first presented to neighbors in June of 2016and managed to get zoned, land permits, and break ground in just a handful of months. The block-sized structure is about half way to its final height.”

“Developer Shapack Partners is behind a 7-story, 70,000-square-foot office building replacing a parking lot just south of the Fulton Market District gateway signage. The masonry and concrete building was designed by HPA to reflect the area’s existing industrial warehouses and will feature 80,000 feet of ground floor retail when complete. The project recently landed its first construction permit.”

 

Fulton West

Status: Under Construction
“Originally planned as offices for an insurance firm, the building at 1330 W. Fulton was left abandoned and in a half-built state for a number of years before being resurrected by developer Sterling Bay. Once completed, the new nine-story building will feature a rooftop deck and parking for 610 vehicles. Online company review site Glassdoor and vacuum maker Dyson have signed-on as tenants in the soon to open 290,000-square-foot building.”

 

Nobu Hotel

Status: Under Construction
“Following a somewhat turbulent gestation and approval process, Nobu Hospitality Group is finally moving forward on its new boutique hotel and restaurant. Originally proposed as 12-story design, the project was cut down to eight levels before finally re-emerging as an 11-story building from Modif Architecture. The hotel is expected to contain 119 guest rooms and a 10,000-square-foot Nobu restaurant from namesake star chef Nobu Matsuhisa. Plans also call for an indoor pool, event space, and a rooftop lounge. Foundation work on the hotel (finally) began in May.”

Mansion of Former Blackhawk Sells for $2.2M

A six-bedroom, 6,100-square-foot Lincoln Park mansion that once belonged to former Chicago Blackhawks center Dave Bolland sold on June 20 for $2.21 million — just $40,000 below its asking price.

Bolland, who was with the Chicago Blackhawks for two Stanley Cup-winning seasons, purchased the single family home in 2009 for $1.775 million and sold it in late 2013 for $1.95 million. After Bolland, the following owners invested a series of renovations and updates for the home, as seen in the listing photos of 2625 N. Paulina St.

The Lincoln Park home has 6 bedrooms, 5½ baths, a commercial grade kitchen, four fireplaces, custom millwork, crown moldings and hardwood floors throughout. Outdoor features include a three-car garage topped by a sport court, along with a landscaped walk-out deck off of the family room.
